What does home insurance cover?
Home insurance protects your house and belongings against the costs of fire, flood, storm, theft, escape of water and accidental damage. A combined policy covers the building itself (the structure, roof, fixed fittings), your contents (furniture, electronics, clothing, valuables) and your personal liability as a homeowner. Premier Insurance arranges home cover for private clients across the UK — from standard houses and flats to high-net-worth, listed and non-standard properties.
Buildings cover
Buildings insurance covers the cost of repairing or rebuilding your home after an insured event — fire, flood, storm, escape of water, subsidence, falling trees, vehicle impact and accidental damage. Cover is set to the full reinstatement (rebuild) cost, not the market value. Most UK homeowners are underinsured by 20–40%; we use BCIS or surveyor figures rather than guesswork. Listed buildings, thatched roofs, timber-frame, flat-roof, flood-zone and coastal properties all need specialist placement that high-street insurers typically decline.
Contents cover
Contents insurance covers your belongings — furniture, white goods, electronics, clothing, kitchenware, books — against theft, fire, flood and (where added) accidental damage. New-for-old replacement is standard on a properly arranged policy. High-value single items (engagement rings, watches, art, designer handbags) usually need to be specified individually above the policy's "single article limit", typically £1,500–£2,500 unless extended.
Accidental damage and alternative accommodation
Accidental damage covers everyday mishaps — drilling through a pipe, spilling wine on a sofa, a child putting a foot through a ceiling. Alternative accommodation pays for you, your family and your pets to live elsewhere while your home is uninhabitable after an insured event, usually up to 20–30% of the buildings sum insured.
Personal possessions and personal liability
Personal possessions cover extends contents protection to items you take out of the house — phones, laptops, bikes, jewellery, cameras — anywhere in the UK and often worldwide. Personal liability covers you as an individual (and your family) for claims by third parties for injury or property damage you cause away from your home, typically up to £2m–£5m.
Specialist home cover Premier arranges
Premier is best known for placing home cover that high-street insurers struggle with. We arrange high-net-worth policies (typically buildings rebuild £1m+, contents £150k+, fine art and jewellery scheduled), listed buildings with conservation-grade reinstatement, non-standard construction (timber-frame, stone, thatch, flat roof), second and holiday homes, let-to-family arrangements, and unoccupied property cover for renovations or extended absences.
Common questions about home insurance
Do I need buildings insurance if I have a mortgage?
Yes. Almost every UK mortgage lender requires buildings insurance to be in place from completion and maintained for the life of the loan. You don't have to use the lender's own policy — most UK homeowners pay less by arranging cover independently.
What's the difference between buildings and contents insurance?
Buildings cover the structure of the property — walls, roof, floors, fitted kitchen and bathroom, permanent fixtures. Contents cover the things you would take with you if you moved out — furniture, appliances, clothes, electronics, valuables. Most homeowners need both; tenants typically only need contents.
Does home insurance cover accidental damage?
Standard policies cover specific insured events (fire, theft, storm, escape of water). Accidental damage is usually an optional add-on for buildings and contents — worth including for households with children, pets or valuable décor.
Are valuables covered when I take them out of the house?
Only if you've added personal possessions cover and any high-value items have been specified individually. A £6,000 engagement ring or a £2,500 laptop will not be paid in full under the standard contents single-article limit — they need to be listed.
