Land Liability Insurance from £12/month

From £12/month. Compare land liability insurance from 200+ UK insurers. Tailored cover, free quotes in minutes. FCA regulated broker since 1983.

Landowners need public liability cover for the land itself: if someone is injured on your land — even a trespasser — or a tree or wall from your land damages neighbouring property, the claim lands on you. Cover is inexpensive relative to the exposure, and vacant land is not risk-free land.

Key risks

  • A walker or trespasser is injured — a fall into a hole, a collapsing structure, an unsafe tree.
  • A tree or boundary wall from your land falls onto a neighbour's property.
  • Livestock escape and cause a road accident.
  • A development site attracts trespassers who are injured.
  • Fly-tipped waste on your land causes pollution you are responsible for.

Regulations and licences

  • Occupiers' Liability Acts 1957 and 1984 — duties to visitors and even trespassers.
  • Environmental liability rules for contamination.
  • Highways and rights of way rules where paths cross the land.
  • Tree safety duties — regular inspection of trees near roads and boundaries.

What we check before quoting

  • The land type — development site, woodland, grazing, vacant plot.
  • Public access — footpaths, permissive paths, known trespass.
  • Trees near boundaries, roads and buildings.
  • Any structures on the land — barns, walls, derelict buildings.
  • Any activities on the land — grazing, shoots, events, storage.

Gaps we see most often

  • Vacant land assumed risk-free — occupiers' liability applies regardless.
  • Derelict structures not declared.
  • Public access not declared — a right of way changes the duty owed.
  • Activities on the land — shoots, events, grazing — not declared.

Limits clients and contracts usually ask for

  • Public liability £2m–£5m.
  • Employers' liability £10m (the legal minimum is £5m).

Common questions

Am I liable if a trespasser is injured on my land?
Potentially, yes. The Occupiers' Liability Act 1984 owes trespassers a duty of care where you know of a danger and the likelihood of trespass. Vacant does not mean safe in law — liability cover for land is inexpensive precisely because the exposure is real.
A tree on my land fell onto my neighbour's garage — am I covered?
That is a landowner's liability claim. Your defence rests on tree management — regular inspection of trees near boundaries and buildings. Keep inspection records; insurers ask for them.
Does my home or farm policy already cover my land?
Sometimes partially — home policies cover the garden, farm policies cover the farmland. But separate plots, development sites and woodland often fall outside both. Tell us every parcel you own and we map what is covered where.
I run events on my land — is that covered?
Not under basic land liability. Events bring their own public liability requirements, and the event organiser usually needs their own cover too. Declare any events before they happen.

What land liability cover typically includes

  • Public liability — third-party injury or property damage claims, typically £1m–£10m of cover
  • Employers' liability — legally required if you employ staff, £10m minimum
  • Professional indemnity — where applicable, protecting against allegations of negligent advice or service
  • Contents, stock and equipment — fire, theft, accidental damage and breakdown
  • Buildings cover — if you own or are responsible for the premises
  • Business interruption — loss of income while you can't trade
  • Product liability — claims arising from goods supplied
  • Cyber liability — increasingly essential for any business taking card payments or storing customer data

Why brokered cover beats price-comparison sites

Comparison sites push you toward the cheapest premium, not the policy that pays. Premier's brokers read the policy wording, flag exclusions before you buy, and fight your corner at claim time. Rated 4.9 on Google · 100+ reviews, and a full BIBA member. For a tailored land liability quote, request a callback or email hello@premier-insurance.co.uk.
